Send the deal
Property address, contract price, and enough of the deal to know it is real. No tax returns, no bank statements, no personal financial statement.
About two minutes
Home / Proof of funds
Issued the same day in most cases, for a wholesale offer or an investor purchase. No fee, no credit pull, and no obligation to use the funding.
The problem
You have the property under contract, or you are about to write on it, and the seller has three offers in front of them. Yours says cash. So does one of the others, and that one came with a letter.
A seller has no way to tell a serious buyer from an optimistic one except by what is documented. Without evidence that the money exists, a cash offer reads as an intention rather than a capability, and the contract goes to whoever made the seller feel safer.
That is the entire job of this letter. It is not a loan approval and it does not commit you to anything. It answers the one question the seller actually has, which is whether you can close.
How it works
Property address, contract price, and enough of the deal to know it is real. No tax returns, no bank statements, no personal financial statement.
About two minutes
Same day in most cases, addressed to the transaction rather than to nobody in particular, which is what makes a seller and a listing agent read it as real.
No fee · No credit pull
The letter evidences available capital for the purchase. If you end up closing with your own money or somebody else's, nothing is owed.
No obligation
And then
Plenty of letters go out and never turn into a loan, which is fine. But if the deal does need capital, the same conversation continues rather than starting over.
For a double close, that is transactional funding: same-day capital for the A to B leg, repaid out of your end buyer's closing. For a property you intend to keep and renovate, it is a fix and flip facility covering purchase and rehab together. Either way the terms come back in writing within 24 to 48 hours.
Lending is nationwide. The states below have their own page because they are where the most deals come from, not because they are the only places money goes. If your property is somewhere else, submit it anyway; the terms do not change with the postmark.
Questions
Same day in most cases. Send the property, the contract price and the outline of the deal, and the letter follows. There is no fee and no credit pull.
No. There is no fee for the letter, no application fee, and no obligation to use the funding it evidences. It costs nothing because a letter that costs money is a letter people stop asking for, and the deals come from the people who ask.
The property address, the contract price, and enough of the deal to know it is real. That is the whole list. No tax returns, no bank statements, no personal financial statement.
No, and the difference matters. A pre-approval is a statement about you after underwriting. A proof of funds letter evidences that capital is available for this purchase. Sellers of investment property usually want the second one, because it answers the question they actually have: can this buyer close.
No. The letter evidences available capital for the transaction. If you close with your own money, or with somebody else's, nothing is owed.
Yes. Agents and wholesalers do this regularly: the buyer submits the deal, the letter goes to them, and the offer stops looking speculative. That is often the whole reason a contract gets accepted.
Guides
A proof of funds letter is what makes a seller treat your offer as real. Here is what a good one says, what makes one worthless, and how to get one same day.
Same-day funding for the A to B leg of a double close, with a proof of funds letter issued ahead of it. What is offered, what it needs, and how it works.
Two closings, one day, funded by money that exists for about an hour. The mechanics, the paperwork, and where double closes actually go wrong.
