This site publishes information and accepts deal submissions. It does not make offers, quote prices, or commit anyone to a loan. Only a signed term sheet and the loan documents that follow it do that. Last updated 27 August 2026.

Nothing on this site is an offer to lend.
No page here, and no reply to a submission, is an offer, a commitment, or an agreement to lend. Nothing creates an obligation on either of us.
Submitting a deal does not mean it will be funded. Receiving a term sheet does not mean a loan will close. Any deal can be declined, and any indication given before closing can change or be withdrawn as underwriting, valuation, title work or circumstances develop.
A loan exists only when there are signed loan documents. Where anything on this site differs from those documents, the documents govern and this site does not.
Figures
Every number here is an illustration.
This site publishes more specific figures than most lenders do, because vague answers waste everybody's time. That specificity is not a price.
Loan amounts, timelines and coverage describe what is typical rather than what is available on your deal. Turnaround and closing times are targets based on ordinary files, not guarantees; real closings depend on title, valuation, the seller, and parties nobody here controls.
Pricing is set per borrower and per deal. No rate, points figure or fee is quoted or promised anywhere on this site. Your numbers appear in your term sheet and nowhere else.
The calculators are estimating tools. This is an estimating tool. It runs arithmetic on the figures you enter using the assumptions stated above, and changing an assumption changes the answer. The result is not a quote, an approval, an appraisal, a valuation, or a prediction of what a property will sell for, and it does not commit anyone to lend. Costs, taxes and market conditions vary by location and change over time. Check the numbers that matter against your own contractor, agent and professional advisers before you commit to a deal.
The detailed tools also print a verdict on the figures entered. That verdict is arithmetic on your own inputs measured against the stated assumptions. It is not an approval, not an indication that a loan will be offered, and not a judgement that a deal is a good one.
Worked examples in the guides are illustrative. Where a post totals up a hypothetical deal, the figures were chosen to show the method. They are not anybody's terms and should not be read as a rate sheet.

The writing is general information, not advice.
The guides describe how this kind of lending generally works. They are written from experience and intended to be genuinely useful, and they are still general information published to an audience of strangers.
Nothing here is legal, tax, accounting, investment or financial advice, and reading it does not create a professional or advisory relationship. Your deal has facts these pages do not know. Rules, market conditions, costs and local requirements vary by state and municipality and change over time. Verify anything that matters with a professional who is looking at your actual situation, and confirm current figures, taxes and regulations with the relevant authority rather than relying on a blog post.
Real estate investing carries risk, including the risk of losing money. Past results, whether mine or anybody else's, do not indicate future results.

Lending here is for business purposes, secured by non-owner-occupied investment property. It is not for owner-occupied homes, primary residences, or any consumer, personal, family or household purpose.
If you are looking to finance a home you will live in, this is the wrong place and no submission here can be considered for that purpose.
Use
Using the site.
Use the site for its intended purpose. Do not attempt to gain unauthorised access to any part of it or to the systems behind it, interfere with its operation, scrape it at a volume that degrades it for others, or submit information that is false or that you have no right to provide.
Information you submit about a deal should be accurate to the best of your knowledge. Underwriting rests on it, and a file built on figures that were not real wastes your time before it wastes mine.
The content, wording, design and calculators on this site are mine. You are welcome to read them, use them for your own deals, and link to them. Republishing the content as your own is not permitted.
Limits
Availability, accuracy, and liability.
The site is provided as it is. Reasonable care goes into keeping it accurate and available, and neither is guaranteed. Content may be out of date, and the site may be unavailable, interrupted or changed at any time without notice.
To the fullest extent the law allows, I am not liable for losses arising from your use of this site, or from reliance on anything published here, including decisions made on the basis of a calculator output or a guide. Deciding whether a deal works is your decision, and the consequences of it are yours.
Nothing here limits any liability that cannot lawfully be limited.

These terms and conditions may change. The date at the top changes when they do, and using the site after that means the current version applies. If any part of them is unenforceable, the rest continues to apply.
These terms and conditions are governed by the laws of the State of New Jersey, without regard to its conflict of laws rules.
