What happens to what you send me.

When you submit a deal or use a calculator that asks for contact details: your name, email address and phone number, and where you provide them, your role, your market, your timeline, whether you have a deal under contract, the type of funding you want, and anything you write in the message field.

Deal figures. Where a submission comes from one of the calculators, the numbers you entered are stored alongside it. That is the point of capturing at the moment the numbers resolve: it is what lets me give you a straight answer without a second conversation.

Basic analytics. Aggregate page views and performance measurements. These are not tied to your name and are not used to build a profile of you.

I do not collect Social Security numbers, bank credentials or tax returns through this website. Hard money is underwritten on the property and the exit, so those are not requested here. If a specific deal later requires financial documents, that happens directly between us, not through a web form.

To price your deal, to reply to you about it, and to keep a record of deals I have looked at.

I may also use your contact details to send you occasional updates about lending, market conditions and programmes that are relevant to the kind of deals you do. Every such message includes a way to unsubscribe, and unsubscribing does not affect a deal already in progress.

Calls and texts. I call and text about deals. I do not use prerecorded or artificial voice calls. I do not currently send automated marketing texts; if that changes, it will only apply to people who have given specific consent for it beforehand, and never on the basis of this policy alone. Reply STOP to any text to stop receiving them.

Your information is never sold, rented or traded. It is not shared with other lenders, lead aggregators or marketing partners.

Three services, each doing one job:

• Supabase hosts the database your submission is stored in, on servers in the United States.
• Resend delivers the email that notifies me a deal has arrived.
• Vercel hosts this website and provides the aggregate analytics and performance measurements described above.

These are service providers acting on my instructions. None of them receives your information for their own marketing.

Beyond those, information is disclosed only where a specific deal requires it, for example to a title company or closing attorney working on your transaction, or where the law requires it.

Submissions are kept while the deal is active and afterwards as a business record. Records connected to a funded loan are kept for as long as the law and ordinary lending practice require.

You can ask me what I hold about you, ask for it to be corrected, or ask for it to be deleted. Email hello@fundedbydaniel.com and say what you want. If a deletion request covers records I am required to retain, I will tell you which and why rather than quietly keeping them.

This is business lending. Loans here are for business purposes, secured by non-owner-occupied investment property. This site is not for consumer or owner-occupied lending, and the information collected reflects that.

Security. The site runs over HTTPS and the database is access-controlled so that only authorised staff can read submissions. No system is perfect, and I will not claim otherwise.

This site is not directed at children and does not knowingly collect information from anyone under 18.
