Home / Loans

Six ways to fund a deal.

Purchase, rehab, construction, rental debt, a portfolio, or a double close. One instrument for each, priced per deal rather than off a rate sheet.

See the programsTwo minutes. No credit pull to get a number.

Programs

Pick the one that matches the deal.

Each has its own page: how it works, what it takes to close, and what a term sheet actually contains. None of them publish a rate, because none of them are priced until a real deal is in front of me.

Fix and flip loans

Purchase and rehab in one facility, $25K to $1M+. Rehab is released in draws against completed work rather than handed over up front, and a written term sheet arrives in 24 to 48 hours.

BRRRR loan financing

The full cycle from one lender: the bridge for the purchase and rehab, then the DSCR refinance that pays it off. The refinance is lined up before the bridge closes, so your exit exists from day one.

Ground-up construction loans

Land plus vertical in one facility, drawn against a schedule of values agreed at closing. Contractor bids get reviewed before the loan funds, not discovered at the third draw.

DSCR loans

Long-term rental debt qualified on what the property earns, not what you report. No tax returns, no W2s, no employment history, for purchase or refinance.

Rental portfolio refinance

Pull equity across five or more doors in a single closing instead of running several refinances in parallel, each with its own underwrite and its own timeline.

Transactional funding

Same-day capital for the A to B leg of a double close, repaid out of the B to C closing the same day. No credit check, no income verification, no upfront fee.

Depending on who you are.

The programs above are organized by instrument. These pages are organized by who is asking, if that is the easier way in.

For investors

You found the deal. The financing should not be the slowest part of it. Written terms in 24 to 48 hours from the one person who can actually say yes, and a wire in 5 to 14 days.

For agents

Three ways an agent uses a lender: rescue a listing that will not sell, make an investor buyer credible, or refer the client and get paid for the introduction.

For wholesalers

You need to own it for about an hour, and the seller wants a buyer who can close rather than one who will assign the contract. That is the whole job here.

For builders

A construction loan is a payment schedule with a loan attached, and what decides whether a build finishes on time is whether the money arrives when the work is done.

Where

Lending is nationwide.

Lending is nationwide. The states below have their own page because they are where the most deals come from, not because they are the only places money goes. If your property is somewhere else, submit it anyway; the terms do not change with the postmark.
