The market
The two-family is the workhorse here. It appraises against comparables and it rents on income, so the same building supports a flip or a hold depending on where the market sits when the work finishes, and that optionality is worth underwriting for. North Jersey runs on pre-war two and three-family stock; down the shore it is mid-century capes and ranches, where the budget is usually decided by systems rather than by finishes.
Most active markets: Newark, Jersey City, Paterson, Elizabeth, Trenton, Camden, Monmouth and Ocean counties. That list is where the deals have come from rather than a service area, and a property anywhere else in New Jersey is underwritten on the same terms.
Realtor-prepared residential contracts here carry a three business day attorney review, and the contract is not binding until that window closes without a disapproval. It sits in front of everything a lender does, so a deal that reads as a ten day close from signature is longer than that from handshake. Nothing stops title work running in parallel, and on a tight closing date that is usually where the time is found.

No. Lending is nationwide. New Jersey has its own page because it is one of the markets deals most often come from, not because it is a boundary. If your property is in another state, submit it and the terms are the same.
