How it works

Money for an hour, not a mortgage.

Transactional funding covers the A to B leg of a double close: buying the property from the original seller for the length of time it takes to immediately resell it to the end buyer, usually the same day, at the same title company. It is not a loan in the ordinary sense, because it is repaid out of the B to C closing rather than through payments.

That structure is why there is no credit check and no income verification. What matters is whether the end buyer's funds are real and verified before the A to B closing happens, since the whole arrangement depends on that money arriving that day to repay the A to B purchase and release the profit at closing.

A proof of funds letter can be issued ahead of the offer being written, so the seller reads the wholesaler as a real buyer rather than as somebody hoping to arrange money later. In most cases that letter comes back the same day it is requested, and it costs nothing to get one.

There is no upfront fee to submit a deal or to request a letter. The cost of the funding itself is charged as a flat fee at closing and comes out of the proceeds, priced against the size of the A to B purchase rather than against how long the money is out.

How fast can a double close actually fund?

Same day, when both closings are scheduled at the same title company on the same day. Getting the deal in ahead of the closing date rather than the morning of is what makes that timing reliable.

Do you check my credit for transactional funding?

No. Repayment comes from the end buyer's closing the same day, so what matters is that the B to C buyer and their funds are verified, not what your credit score is.

What do you need to issue a proof of funds letter?

The property, the contract price, and an outline of the deal. There is no fee and no credit pull, and in most cases the letter comes back the same day.

What happens if my end buyer falls through?

The double close does not happen and nothing funds. The end buyer is verified before the A to B leg specifically because the whole structure depends on their money arriving that day.

What if I want to keep the property instead of wholesaling it?

Then it is a fix and flip deal rather than a double close, and it is the same underwriting conversation, just a different instrument. Say so when you submit it.
