What changes in New Jersey.

Double closes are common here in part because the wholesale market is dense and the spreads are visible. When a seller sees an assignment fee on a settlement statement in a market where everybody knows roughly what properties trade for, the objection arrives reliably, and the transaction that was about to close becomes a negotiation instead.

The dense northern market also means the end buyer is frequently another local investor with their own financing, and some of those lenders will not fund a purchase where the seller does not hold title. That constraint has nothing to do with your deal and everything to do with their underwriting, and a double close is the structure that resolves it.

Timing is the thing to protect. Both legs close the same day at the same title company, so the deal is made or lost by whether the title work started early enough. Bring the deal in ahead of the closing date rather than the morning of and the structure takes care of itself.

Transactional funding covers the A to B leg of a double close: buying the property from the original seller for the length of time it takes to immediately resell it to the end buyer, usually the same day, at the same title company. It is not a loan in the ordinary sense, because it is repaid out of the B to C closing rather than through payments.

That structure is why there is no credit check and no income verification. What matters is whether the end buyer's funds are real and verified before the A to B closing happens, since the whole arrangement depends on that money arriving that day to repay the A to B purchase and release the profit at closing.
