The problem

The spread is real. The money is the problem.

You have the property under contract and an end buyer ready. On paper the deal is done. In practice you need to own it for about an hour, and the seller wants a buyer who can actually close rather than one who will assign the contract to somebody they have never met.

Assigning works until it does not. The seller objects to the assignment fee once they see it on the settlement statement, or the end buyer's lender refuses to fund a deal where the seller does not hold title, or the spread is large enough that showing it kills the transaction.

A double close solves all three, and it needs capital for the A to B leg. That is what this is. The money is in for an hour, your end buyer's funds repay it the same day, and your profit is disbursed at closing.

A letter issued before you write, so the seller reads you as a buyer rather than as somebody hoping to find money. This is usually the difference between the contract being accepted and being ignored.

No upfront fee

Nothing is charged to submit a deal and nothing is charged to get a letter. The cost sits at closing and comes out of the proceeds.

How fast can you fund a double close?

Same day, when both closings are scheduled at the same title company on the same day. Get the deal in ahead of the date rather than the morning of, and the timing takes care of itself.

Do you check my credit?

No. Transactional funding is repaid out of your end buyer's closing the same day, so what matters is that the B to C buyer is real and their funds are verified, not what your score is.

What do you need to issue a proof of funds letter?

The property, the contract price, and the outline of the deal. There is no fee and no credit pull, and in most cases the letter is back the same day.

What if my end buyer falls through?

Then the double close does not happen and nothing funds. This is why the end buyer is verified before the A to B leg rather than after: the whole structure depends on their money arriving that day.

Can you fund the deal if I want to keep it instead?

Yes. If the numbers work and you would rather flip it than assign it, that is a fix and flip loan and it is the same conversation. Say so in the submission.
