The market
A growth market where the finished comparables move while you are still working, which cuts both ways. It forgives a rehab that runs two months long, and it punishes an ARV pulled from sales that closed a year ago. The Triangle and Charlotte carry genuine new construction demand; the Triad is a rehab market and prices like one.
Most active markets: Charlotte, Raleigh, Durham, Greensboro, Winston-Salem, Fayetteville. That list is where the deals have come from rather than a service area, and a property anywhere else in North Carolina is underwritten on the same terms.
The State Bar requires a licensed attorney to be present at and supervise a residential closing, so settlement is scheduled around attorney availability rather than a title office's calendar. On a fast timeline that is the thing to book first, not last.

No. Lending is nationwide. North Carolina has its own page because it is one of the markets deals most often come from, not because it is a boundary. If your property is in another state, submit it and the terms are the same.
